Do I need to be there during the inspection?
No — just make sure our inspector can access the unit. Most tenants give us a lockbox code or meet the inspector briefly. The whole thing takes 45-90 minutes.
When should I book this?
Before you unpack! Ideally on move-in day or the day before you start moving furniture in. The inspection documents the unit's condition as the landlord handed it to you — before your stuff can cause any new marks.
Will my landlord accept this as evidence?
Our reports include timestamped, dated photos with room-by-room documentation. Colorado courts accept photographic evidence for deposit disputes. Most landlords won't even try to deduct for damage they can see was documented before you moved in.
