🔑 Move-In Inspection

Moving into a Denver rental? Document every scratch, stain, and dent before you unpack. When you move out, your landlord can't charge you for damage that was already there — if you have proof.

$49 flat rate · Same-day · PDF report with photos

⚠️ Why This Matters

Colorado law (C.R.S. § 38-12-103) gives landlords 30 days to return your deposit or provide an itemized list of deductions. Without move-in documentation:

  • That carpet stain? Your fault (even if it was there when you moved in)
  • Scuffed walls? $200 deduction (even if the previous tenant did it)
  • Scratched countertop? You're paying for it

The average Denver security deposit is $1,500–$2,500. A $49 inspection pays for itself the first time your landlord tries to deduct for pre-existing damage.

❓ Questions

Do I need to be there during the inspection?

No — just make sure our inspector can access the unit. Most tenants give us a lockbox code or meet the inspector briefly. The whole thing takes 45-90 minutes.

When should I book this?

Before you unpack! Ideally on move-in day or the day before you start moving furniture in. The inspection documents the unit's condition as the landlord handed it to you — before your stuff can cause any new marks.

Will my landlord accept this as evidence?

Our reports include timestamped, dated photos with room-by-room documentation. Colorado courts accept photographic evidence for deposit disputes. Most landlords won't even try to deduct for damage they can see was documented before you moved in.

Why is the first one free?

We're new in Denver and building our reputation. We'd rather prove the service works than ask you to trust us upfront. Use code FIRSTFREE — no credit card needed.

What if I find damage after moving in?

Colorado law gives you a reasonable time to notify your landlord of pre-existing conditions. Our report gives you evidence to back up that notification. Many tenants share the report directly with their landlord as a professional condition record.

Can I also book a move-out inspection later?

Yes! Our turnover inspection service ($99) documents your unit when you move out. Having BOTH move-in and move-out reports makes your deposit claim bulletproof.
